Open Floor Plan and Kitchen Remodel in Richardson, TX for Donna R

Our customer was beyond thrilled when we finished this open plan living, kitchen, and bathroom remodel.

The open plan living was an extensive project that involved removing a 22 ft. supporting wall between the den and formal living areas and another 20 ft supporting wall between the den, dining, and kitchen. By doing this, we created one huge space that can be configured for multiple living/dining configurations, and a large kitchen with seating at the new island. The construction involved cutting all the ceiling joists and installing a hidden 24 ft. LVL support beam in the attic. LVL high tensile support beams were installed across the kitchen island where the old wall had been. The beams above the ceiling create one large flat surface with no columns or walls. Wow! An elegant finish was achieved by retexturing, painting, and adding new wood look porcelain tile throughout. Photos below show before/after, and during the construction phase of removing walls and adding the new support beams.

This mammoth remodeling project for a 1970’s home also involved demolishing the original small kitchen, opening up two primary supporting walls, and tearing out all the existing flooring. After construction was completed, we installed wood-look gray porcelain tile flooring throughout. It’s incredibly hard-wearing and will last for the life of the house! After that, we designed and installed a new kitchen by J&K Cabinetry, including a large island with seating. An existing alcove was converted into a coffee bar by removing the windows and bricking it up from the outside – stunning white quartz counters complete this elegant large kitchen. We remodeled the outdated sunroom with new exterior French doors, new sheetrock and texture, paint, and stunning polished marble flooring in addition to the original project.

It features a deep rectangular tub for luxurious bathing and a Kohler shower system. The wall tile is 4×8 white porcelain tile with light gray grout. In place of a shower curtain, we installed a single piece of glass that reached the ceiling. This advantage is because the glass is supported on three sides, is very strong, and looks fantastic! A new white Shaker vanity with an undermount sink and custom quartz counter really elevates the style of this space. We finished with a large custom mirror and plenty of recessed LED lighting. Wow! The customer is so proud of her newly remodeled home!
